Professional painters provide estimates primarily based on the square footage of your home. Painting an average home between 500 and 1,500 square feet can cost between $1,000 and $3,000. However, factors such as number of stories and ease of access can also affect the overall price. Homeowners report that the average cost to paint a house nationally is $2,581 and most pay between $1,714 and $3,682. House Painting Aurora Colorado
If less than half the old paint is left, however, it may be worth stripping it all off. Guertin gets rid of stubborn remnants using shrouded grinders (like the PaintShaver), infrared paint strippers (such as the Speedheater), or chemical strippers (like Multi-Strip), then smooths the wood with a course or two of sanding. When siding (or bank accounts) can't take the shock of a total strip job, Rich O'Neil, of Masterwork Painting in Bedford, Massachusetts, has successfully hidden rough, well-adhered paint under Peel Bond, a thick primer.
Alamo took almost 7 hours (with a 3 hour break) and then when they came back they had no instillation (as in our proposal) for the ceiling I had repaired and found out after, that the insurance company never fixed the roof. So for the last three years wet installation removed as much as possible it was covered in plastic with no instillation. Finally....3 Years later We called Alamo Paint contractors and were pleased with the head Forman and took the proposal ( drywall, paint, new instillation, texturing, plus banister repair). Needless today what normally took a three hour job ( from our last experience), took from 9am-4pm. The banister we also had repaired by his assistant was only a 30-40 min job and that was perfectly done. The texture on the ceiling was so-so only because you can see the drywall tape under the paint. I?m having a new painter fix this so it can at least look better then drywall tape showing. Alamo are very nice, good people skills but poor workmanship considering all that happened.
Buying a can of premium paint, then bait and switch over to low-line products? Again, complete nonsense. Think about it for a moment; the Painter needs 5 gallons of wall finish. So, he buys one can of premium and the rest 'cheap'? How is he going to hide the 4 other gallons? What's he going to hide it in??? He only has ONE gallon of premium. It's not as though he's going to keep older can labels, they would be covered in paint of a different colour.

If you’re a construction or renovation worker who specializes in painting, you might have given some thought to how you can go into business for yourself. Painting contractors not only need to be skilled in a variety of painting techniques, but also know how to bid on jobs, calculate project expenses and hire workers in order to be successful. Before you can begin working as an independent painting contractor in most states, you’ll first need to apply for licensing, carry liability insurance and file the right documents to have your business officially recognized.

Shopping for the right paint should go beyond collecting paint swatches or choosing a shade from the catalogue. Purchasing inexpensive paint samples and small brushes to bring home for testing is the best, because it's the only way to really ascertain whether a color suits the décor. The goal is to paint a small section of the wall — a square with an area of just a few inches is sufficient. Allowing the small painted patch to dry and observing how it looks under the lighting conditions at different times of the day should clear up any painter’s color dilemma.
One of the most popular painting applications in the industry, ColorSnap suggests colors that will work in at your job site. Simply take a picture of the room, entryway or whatever else, and the software will find up to eight colors that will create a beautiful space. In addition, the program will suggest coordinating colors and help you locate the nearest Sherwin-Williams store.
Lap marks are those ugly stripes caused by uneven layers of paint buildup. They occur when you roll over paint that’s already partly dry. (In warm, dry conditions, latex paint can begin to stiffen in less than a minute!) The key to avoiding lap marks  when doing DIY wall painting is to maintain a “wet edge,” so each stroke of your roller overlaps the previous stroke before the paint can begin to dry.
I would never suggest that one of my clients buy their own paint because A . They will pay an average of $20 to $30 more per gallon which could add up to $1,000 or more to a full repaint B. most times I'm in the paint store homeowners are kind of pushed to the foreground as they handle all the contractors in the store and C. Paint is heavy, takes up a lot of room needs to be left in it clean dry area and I hate to put a client to work when they are trying to hire me to do their job.

When you’re ready to tackle your next paint project, we offer an amazing choice of colors from top paint brands, at the best price, and expert know-how to help you do the job right. Start outside by taking an inventory of your siding and trim. If your paint is fading or peeling off your siding, start the prep work by repairing the siding and trim with some waterproof patching compound. Once dry, sand and apply primer. Then, repaint those areas until your exterior looks fresh and clean.

I managed commercial construction projects for many years, have built and remodeled several properties, and never once have I encountered any of these scams. The tone of this article is deeply troubling. The author seems to be saying that ALL painting contractors are inherently dishonest, and that has not been my experience. The underlying advice here is sound: get it all in writing and cover as many contingencies as possible--so pointing out potential pitfalls like coat coverage is helpful. But do that in the spirit of clear communication of expectations, not with the expectation that the person you are hiring will try to cheat you at every turn. Not every contractor takes outrageous advantage of change orders; not every contractor will sneak past necessary preparation and/or repairs. Contractors of all sorts get a bad rap as it is; reinforcing a stereotype with articles written from this point of view just seems unproductive.
When selecting a color scheme for the home’s exterior homeowners can choose color options that will correct flaws that they may feel exist with their home and property.  Some examples include utilizing two shades of a single color to make a home appear appropriately sized when the home may be too large or too tall.  To accomplish this effect individuals will want to place the darker tone on the upper level of the home’s exterior.  Smaller windows can appear more proportionately sized by trimming them in a lighter tone of paint.  Darker colors make a space or feature appear smaller.  The same effect can be obtained for homes positioned further away from a curb.  By using lighter tones the home will not feel camouflaged.

Safest way to ensure that everything is fair is to get it ALL in writing , signed by both parties. Specify each item that needs repair. Also, BUY the paint YOURSELF. That way, there is no incentive to water it down, and you KNOW that you are getting the grade/quality you actually purchased. Don't be penny wise and pound foolish; if you are paying to hire a painter, buy the best paint that you can afford, to ensure maximum life of this home improvement.

Here is where this affects you as a consumer. You select a painter with a contract that says 2 coats, $500 down. You give the company the deposit and pick your colors a couple of days before the project starts. The painter goes to the store with your colors and figures out they are deep base. He (or she) not only needs to charge you more for the paint, but he also needs to charge you for a dark gray primer coat. Ninety nine percent of the time that primer coat is going to be really, really expensive since you already gave a deposit.
This was very helpful. I wonder if i would really follow through and check to see if my painter was cheating me. I used a painter I found on Angie's List. This was 5 years ago. He did a great job. I know he did patching only for about a day and a half. We decided on the kind of paint before he started. that is what he used. I don't know if I could stay on top of him and watch him open every can of paint.

To solidify this response, we have been in business for over 30 years as a painting contractor. We didn't just paint a couple of houses 25 or 30 years ago, we paint approximately 900-1000 painting jobs per year and operate with 40 professional painters doing commercial, residential and industrial painting. This article on behalf of Angie's List is totally asinine! I was under the impression Angie's List was only carrying "legitimate" contractors with established reputations. This article written is primarily referring to bottom feeding, one man band operations, trying to hustle for a paycheck.
I have used House Painting by James Lee several times, and recently had my trim painted.  Once again, they did not disappoint!!  The job was well done, with excellent preparation.  It's well above the quality of anyone else.  It will last for a long time.  While there may be someone out there equal in quality work, I just don't want to go anywhere else.  I highly recommend James Lee and House Painting, Inc for any of your painting needs. I called several other painters to get estimates as well, always checking that the reviews were not fake (Like all 5 star reviews grouped within a month of each other, as if they had all their friends give them great reviews).  I also checked with the California Contractors board to verify current Licences and if in fact the painters were working under their own license or working under some random contractor's license that wasn't even a painters license, (Some had no license at all!), I checked to see if the companies I interviewed were listed with the BBB, and if they were, if they had any unresolved claims against them.

Beginning with the prep work and ending with last coat of paint or the finishing, an exterior paint job will last anywhere from one to two weeks. After completion, homeowners using low-quality paint will need to repaint every four or five years to keep it well maintained; homeowners using high-quality paint can go longer without a new coat -- usually about seven or eight years, depending on the type of paint and material.

Meet the pros. Call in at least three different contractors for your job. (Friends and family are good reference sources.) And be home for the initial meeting with them. That way, you’ll know how much time each contractor took to assess the condition of your home. The longer he takes, the more realistic the estimate you’ll get. Even an experienced painter will need more than a quick walk around your house.

When I had my interior painting done, after clearing out all of the furniture, myself, I also removed all of the wall plates in all the rooms to be painted. They were a beige color and probably yellowed. The wall was originally an off white and I had it painted a light-mid grey, so those wall plates would look terrible. After pricing replacement plates, switches and outlets (Would have been way too expensive to replace all of them), I decided to just paint all of the wall plates, switches and outlets (Used just a black gloss spray paint). I sprayed the plates outside and used a small brush on the switches and outlets. It worked out just fine and the blacks plates, etc compliment the wall color. It has been 7 years and the plates, switches, outlets are holding up well.

Painters will need several supplies for your home exterior project in addition to paint. Consider personally providing any materials that can be obtained without a license to reduce project costs. Painting supplies are also handy to have around for maintenance and touch-up jobs after the job is complete. The cost to invest in painting supplies will probably run you no more than $200 to $300, unless you buy really high-quality products from specialized paint shops. Consider purchasing the following:
Did you even read the article? It was specifying UNSCRUPULOUS painters! And, by the way, the photo at the top was not identified at all. How would anyone know whether it was done by a homeowner or not? Also did you ever stop to think that if a consumer has the knowlege to spot a dishonest contractor then by default he also has the knowlege to identify an honest one as well? And, pardon me, but just because you've never seen something has absolutely nothing to do with whether it has actually happened to someone else. Why would any honest business person be so defensive about the publishing of such useful information? If any painters/painting contractors object to a consumer having this kind of information maybe they are the dishonest ones! Home Painters Aurora Colorado
James and all of his crew are truly experienced professionals. From beginning to end they were up front, honest, and fair. They did a beautiful and timely job and were knowledgeable about every step of the process. They patched windows and replaced a rotten wooden door without my even having to ask. I never felt the need to look over their shoulder because I was confident in both their skills and aesthetic. Andrew was the head guy assigned to my project and he couldn't have been more lovely to work with ( a bit of a language barrier, but we made it work). I would highly recommend this company and will look no further in the future. These are guys that take pride in their work.
"I had called the last minute for an interior painter, because I had flown into town for just 5 days, to get my home painted. PPP Paint Services made time for me. Made an appointment on a Monday and they were there by Thursday and done by Friday. 9 rooms including trim work. The job came out great, and at a great value. I would highly recommend this company."
The floor and ceiling surfaces cannot be ignored, as they are crucial elements of color combination. Most ceilings are traditionally painted white for a number of reasons — particularly for their ability to keep rooms looking bright and to avoid taking attention away from the walls. Lighter ceiling colors can also help to make a room appear larger and more open.

The walls must be properly cleaned prior to applying primer or paint. This involves using a mixture of soap and water. Nail holes, chips, cracks or other small imperfections should be filled in and evened with plaster and allowed to dry before the entire surface is lightly sanded down and wiped again. Once the wall is clean and dry, you should apply painter’s tape over surfaces you do not want painted. Be sure not to overlook ceiling corners and edges, baseboards and trims and moldings.
Back to the article. You can add water to all latex based paints / thinner to oil based paint. The tinting base has absolutely nothing to do with it. Say you are working outside and throughout the day you have to add a little water to keep the same consistency. If somebody really tried to add 20% to 50% water they no longer would be painting they'd be performing a whitewash or pickle finish.
Painting contractors must also carry out administrative and marketing duties. They prepare final accounts for customers based on the original estimates and any additional work. They analyze the cost of the job compared with the estimate to calculate their profit. They market their business through activities such as setting up websites, asking customers for references or contacting property maintenance companies with details of their services.
Many companies provide over-the-phone estimates and “adjust” your final price along the way. We do not. Instead, you start by speaking to 1 of the 4 ladies who run the show here at Platinum Painting of Arlington. They can answer all of your questions, and they make sure our team in the field is on-time and on-target. Most importantly, you will have a confirmed, written estimate in advance of agreeing to have us upgrade the look and feel of your home. Home Painters Aurora Colorado
The only time it's acceptable to mix water in the paint is when you're using a deep or ultra deep base paint to reduce its stickiness, which is rare with new paint technology. Dark primary colors are composed almost entirely of tint that makes it very hard to work with without adding water. (You never use a sprayer and need to thin paint.?) If i was still in the industry I'd take the time to make a better article than this. Take this for a grain of slat. Use a reputable painter or someone you know you can trust or has been referred to you by someone you trust. I wouldn't hire anyone I had to watch like a hawk to make sure they're not screwing me.
"We used Next Door Painting for the exterior and one room on the interior of our house. Scott Finkelstein and his crew did an excellent job. They were reasonably priced, very professional, helpful with ideas and accommodating to our wishes and needs. I was contacted within an hour after my Thumbtack request, made an appointment for an estimate and was impressed with the knowledge and quality of the presentation. I definitely recommend them for the job and will use them again.
The question, “how is your warranty program funded?” will probably get you some puzzled responses.  The fact is, most contractors have never even considered how to pay the expenses associated with warranty callbacks, and some contractors just seem to vanish when they get a warranty call.  A professional contractor will be preparing for callbacks (they will happen, even to the best contractors) by including a line item in their budget for warranty work.  Ask the question and see what kind of response you get.  Sometimes, how the question is answered is more important than the answer itself!
"Hired a Brand Name painter, we agreed on a price and timing where the home would be empty. Painter shows on a Tuesday to get started, paid a down payment and left. By the time I got to DFW airport, the contracted painter backed out. No worries they got a second crew for the next day. That crew looked at the job and said they couldn't finish before I moved my household good in. Now we move on Saturday because the movers were scheduled and could not change the dates and I reached out for more bids. Scott Finklestein from NextDoor painting responded within minutes of my request. Came over on a Sunday no less and provided a very fair bid and we accepted. Big kicker was they could start the next day. All I can say is WOW, what customer service! We agreed to the timeline and I jokingly kidded Scott, "you finished 8 minutes earlier than I had asked for"! Our home was painted the colors we asked for, it is perfect, the crew was friendly, hell they even fixed the sheet rock where we had plumbing installed! These guys are the real deal!! Thank you Scott, Jose and your team! Our home is now BEAUTIFUL!"

If you decide to hire help, have several contractors inspect the job and provide proposals. You'll probably find huge price differences for the same job. A Checkbook undercover shopper got quotes from nine Washington-area contractors to repaint the walls, ceiling and trim for a living room, dining room, family room, bathroom and kitchen. Including paint and supplies, prices ranged from $2,650 or less to more than $6,500.

In addition to getting references from your finalists, you’ll want bids. Get them from at least three different contractors, and make sure they’re all based on the same criteria. Find out what each contractor’s estimated timeframe is for the project, and whether there’s a waitlist. A good contractor should offer a warranty. Three years is fine; one year usually isn’t enough. Look at the warranty in writing, and make sure you understand any limitations or exceptions written into it.
For most people, their home is their most valuable asset, which is why it needs to be painted exclusively by professionals. Think about it; you wouldn’t paint your car, so why would you consider painting your home?  Rather than putting your most valuable asset at risk, not to mention your own safety and well-being, trust the Fort Worth painters of Southern Painting to get the job done quickly, safely, efficiently, and properly.
"I had just had a remodel-floors-ceiling-etc-so everything was covered in dust-besides being the most affordable and able to come on short notice they were AMAZING! My daughter her husband and son were still painting the walls and they gladly worked around them and enjoyed playing with a 2 year old! They cleaned everything-even windows- (which seemed to be an extra service but not extra money). The ladies were all so sweet and my house hasn’t looked this good in a long time! I was thinking a low price would mean a little less service. This was not the case -I don’t think even at twice the price it could have been better!!!"

Primer:  While technically not paint or a finish, the use of primer is crucial in interior painting. Failing to use primer on a porous surface, such as wood or concrete, can lead to imperfect paint coatings that could end up peeling away from the walls. Primer is also a must if covering up a darker color, as it will take fewer layers to cover the old paint.

"I used Dustin with James Kate roofing after I saw the work his company did on my brother's house. His company is not a fly by the night company, they are strictly professional with high integrity. You may find other roofers that are cheaper but do not provide the same high quality work. I truly believe that Dustin cares about his customers and his employees.Thank you for the best customer service"

A thorough scrubbing is a must before painting any exterior surface. It removes the dirt and broken-down paint residues that keep fresh coats from adhering and gets rid of mildew that grows on paint in all but the most arid climates. Most contractors clean with pressure washers, but in the hands of someone unfamiliar with the equipment, these can gouge wood, shatter glass, and drive water behind siding and trim. Using a hose, a pump sprayer, and a scrub brush is slower but safer, and just as effective.
Blue is the color of calmness, productivity and masculine sophistication. Baby blue will always be a popular color choice for young boys, while different hues of cyan can be used to great effects in children's bathrooms to create an underwater mood with the right decoration. When applied to a ceiling, a light blue can conjure images of a cloudless sky and increase the sense of space. Pale and medium blues can be painted around the house to achieve a cooling effect. Not all people live where they can hire a painting contractor, like you describe. People who live in small towns can only hire painters who have a very small business, and do two or three paint jobs per week. In this case, you do have to be very careful, when you hire a painter, as we have several, in our area, who are out to make a fast buck anyway they can.
When the primer is dry, caulk all small joints (less than ¼-inch-wide) in the siding and trim. Most pros use siliconized acrylics—paint won't stick to straight silicones—but Guertin and O'Neil like the new, more expensive urethane acrylics for their greater flexibility and longevity. O'Neil stresses that it's shortsighted to skimp on caulk. "If the joint fails, you're back to square one." Guertin uses the lifetime rating as his quality guide. "I don't expect 35-year caulk will last 35 years, but it should last longer than a 15-year caulk."

Some contractors work on time and material others on a firm contract. I would never hire the former and am leary of the latter. A contractor may low-ball a bid to get the job planning to make a killing on change orders. If you say good morning to them, they charge you extra for that. If the contract is not very, very specific and extensively fleshed out or if they display their change order schedule prominently on top, show them the door. House Painting Aurora Colorado
